Last updated: 28 September 2026. This policy applies to all direct bookings made with Kaya Gantavya Resort & Spa, Pelling — on our website booking engine, by phone, WhatsApp or email. By confirming a booking, you agree to these terms.
1. Cancellation and refunds

- Cancellations must be sent in writing by email or WhatsApp and are effective from the time we acknowledge them.
- Special offers, festive-season stays (such as Durga Puja, Diwali, Christmas and New Year) and group bookings may carry stricter terms, which will be shown at the time of booking.
- Approved refunds are processed to the original payment method within 7–10 working days.
- Road closures, landslides, weather, flight or train delays, and permit issues are outside our control and do not qualify for a refund within 15 days of arrival. At our discretion, we may offer to move your stay to new dates, subject to availability and any difference in rate.
2. Date changes
- Requests to change dates made 15 days or more before check-in are accepted subject to availability and the rate applicable on the new dates.
- Date changes requested less than 15 days before check-in are treated as a cancellation.
3. Payment
- Online bookings require a 50% advance payment at the time of booking; the balance is payable at check-in. Bookings made by phone, WhatsApp or email are confirmed only after the advance is received, and unpaid bookings may be released without notice.
- All rates are in Indian Rupees. GST and other applicable taxes are charged as per government rules at the time of stay.
4. Occupancy, children and extra beds
- Maximum occupancy is 3 guests plus 1 infant per room, with one extra bed per room.
- Room rates include 2 adults. Children aged 5–12 and extra adults are charged as below, per person per night.
- One infant below 5 years stays free in the parents’ bed (no extra bed; meals as per the parents’ plan).
- Guests above 12 years are charged as adults.

5. Check-in and check-out
- Check-in from 2:00 PM; check-out by 11:00 AM. Early check-in and late check-out depend on availability and may be charged.
- The primary guest must be at least 18 years old.
- All adult guests must show a valid government photo ID (Passport, Aadhaar, Driving Licence or Voter ID) at check-in. Foreign nationals must present their passport, visa and Sikkim Restricted Area Permit (RAP).
- We may refuse check-in if valid ID is not provided; the booking is then treated as a no-show.
6. House rules
- Pets are not allowed.
- Outside food is not allowed.
- Smoking is not permitted inside rooms.
- Please keep noise low between 10:00 PM and 7:00 AM out of respect for other guests.
- Bonfires may be lit only in designated spaces and with the help of our staff.
- Guests are responsible for any damage to the room or resort property caused during their stay, and will be charged for repair or replacement.
- The resort is not responsible for valuables left unattended in rooms or public areas.
- We reserve the right to ask any guest to leave, without refund, for behaviour that endangers people or property or seriously disturbs others.
7. Changes to this policy
We may update this policy from time to time. The version on this page at the time of your booking applies to that booking.
